Leaseholder handbook - management fees

All our leasehold invoices include a 12.5 per cent management fee. 

This fee is set out in your lease and applies to all service charges for the entire duration of your lease.

You can find details in the Sixth Schedule of your lease or check with the solicitor who handled your purchase. They should have informed you about this charge.

What the management fee covers

The 12.5 per cent fee covers the administration of leaseholder services, including:

  • Repairs Service: Handling repair requests and planned maintenance with our contractor
  • Housing Management: Managing contracts and overseeing planned work 
  • Leasehold Services: Preparing charges, answering invoice queries, advising leaseholders, and ensuring compliance with leasehold laws.
  • Housing Services: Managing neighbourhood issues. 
  • Financial Services: Preparing invoices, collecting charges, managing payment arrangements. 
  • Call Centre: Answering leaseholder queries
  • Website and Communications: Providing information and responding to questions
  • General Council Services: Any department that contacts you regarding your leasehold property.

Why the management fee is higher for large invoices

For small repairs, the process is mostly automated, keeping administration costs lower.

For major planned works, more administration work is required, including:

  • Planning and approval - Contractors prepare cost estimates, which our surveyors review and approve, before sending to leasehold officers
  • Consultation process – We follow a strict legal process (as required under Section 20 of the Landlord and Tenant Act 1985 and Section 151 of the Commonhold and Leasehold Reform Act 2002). This includes consulting leaseholders, responding to feedback within set timeframes, and possibly revising the work based on comments. We also ask leaseholders for feedback once the work is completed. We will share this with the contractor.
  • Customer Accounts - Handling payment queries and requests from leaseholders with large invoices, including arranging payment by instalments.
