Our £30 million Hemel Evolution regeneration programme is transforming Hemel Hempstead town centre, making it a more attractive and welcoming place to live, shop, work and visit.
We have broken the area down into six zones - as identified in our Hemel Hempstead Town Centre Masterplan (PDF 6.8MB). We're now regenerating each one in turn.
Old Town Zone
Working together with Hertfordshire County Council, we have now completed work in Hemel Hempstead Old Town. Its historic character has been preserved in a modern, accessible and attractive setting for a new generation of visitors to enjoy.
Gade and Original Marlowes Zone
This site includes the old Civic Centre, new Forum and Market Square. Here we are bringing together facilities for education, civic, residential and community use to create an attractive, vibrant hub.
Jellicoe Water Gardens Zone
We have restored the Jellicoe Water Gardens to their former glory, making them more accessible so that everyone can enjoy them.
We do not own this land, but are planning to support development that will regenerate the area for health, residential, educational and business use.
Marlowes Shopping Zone
Work here has also been completed. Improvements to the pedestrianised shopping area and Bank Court project combined with a new bus interchange encourage more shoppers and visitors.
Work on and around the Plough roundabout (known fondly as the Magic Roundabout) now makes it easier to travel through the town centre and has turned it into a welcoming gateway to Hemel Hempstead.
